New Property Owner Information

We are thrilled you have chosen to join our family and community here on Fripp Island. With three and a half miles of uncrowded beach, vast expanses of soft sand, and spectacular ocean vistas as far as the eye can see, Fripp Island rests- your home and an island like no other.

I just purchased a property. What are my next steps?
Typically, we receive information through a system called Homewise Docs, which gives us the buyer's name, address, phone number, and email address. In most cases, the closing attorney will send over confirmation once the closing is complete. However, you may be asked to provide a copy of your settlement statement if we haven't received the documents. We also like to verify with you that the information we received is current and correct.
Once your closing is complete, please contact the FIPOA office so we can complete the setup of your homeowner profile. You can visit the office at 225 Tarpon Blvd on Fripp Island, or you can call us at 843-838-4155, and we can complete the process over the phone or by email.
You'll receive Working with the closing attorney, your billing account will be set up with our outside accounting department, IMC, which will be the source of your FIPOA billing.  You can expect to receive a bill in November for our annual assessments, which are due in January. 

How do I access the island?
When visiting the FIPOA office for the first time after your closing, call the FIPOA office, and we can arrange a guest pass. Each property is entitled to five free decals for the lineal family only. You can fill out this form or call the office (843) 838-4155 to apply for your decals. If you need more than 5, you can purchase additional decals for $50 each.  The decals are two-year decals, and current decals are valid through October 2026. 
This is the information you must provide for each decal: If you need a replacement for any reason (e.g., a broken windshield or vehicle replacement), you MUST turn in the current decal to receive a new one. There is a $5 fee for replacement decals. 

How can my friends or family visit me?
If you have a friend or relative visiting and need a gate pass, you can utilize GateAccess.net, or the ABDI Gate Access App. We must first set up your account at the FIPOA office. Here is a helpful tutorial for the Gate Access app. You can also call the security office/gate 24/7 for a gate pass at 843-838-2334.  You will be asked to verify your property PIN.  This number is assigned automatically, and you will receive that number during your account profile setup.

When contacting security for a guest gate pass, you will need to provide: What if I'm getting a delivery or I have a contractor working on my home?
The Fripp Island Property Owners Association charges access fees to certain commercial vendors and service providers. Some services, such as the US Postal Service, FedEx, UPS, and utility companies, as well as emergency services, are exempt. However, there may be a charge for the delivery of furniture and appliances, as well as for other services. You can find all the information about Commercial Access in the Owner Handbook or on this webpage. There is no access fee charged if the contractor has a Fripp Island Contractor decal. If a contractor comes to the gate unprepared to pay the access fee, they will not be turned away if we can contact the property owner and obtain assurance that the owner will pay the fee in a reasonable time. (Within 14 Days). FIPOA Security will send you a notification of IOU by email. Please make checks payable to FIPOA. Fripp Island Security
Fripp Island Security is an agency consisting of SLED-trained and certified officers who are dedicated to serving the Fripp Island Community. They operate the gate, patrol the community and work in cooperation with the Beaufort County Sheriff’s Department, the Fripp Island Fire Department and the Beaufort County EMS. South Carolina Law Enforcement Division (SLED) has empowered the Fripp Island Security with the same powers of arrest on Fripp Island as a Deputy Sheriff, and thus are also held to the same standards of conduct. The Fripp Island Security Department is dedicated to delivering professional services to the residents and visitors of Fripp Island and pledges to provide innovative, community-minded, and integrity-driven services. Learn more about Fripp Island Security here.

We all love Fripp, but it wouldn’t be the place it is today without the support and commitment of our island volunteers.  What better goal would it be to support the place you love and VOLUNTEER for your island committees? We need your help, and you will find it well worth your time!  To apply, please fill out the form online. The FIPOA is governed by an elected Board of Directors comprising 10 owner-members. Board of Directors elections are held each year, with the application process beginning in September. FIPOA Board of Directors Meetings are held monthly, on the 4th Tuesday of each month at 6:30 PM, at the FIPOA office.  You may attend in person or on Zoom. Agendas are sent out the week prior to the meeting with the Zoom information.

What are the FIPOA areas of responsibility?
Security, Architectural Review Board for Single-Family Properties, Roads, Bridges (except the inlet bridge), Drainage, Bike Paths, most Beach Accesses, Davis Love Park and Hannah’s Park, and Common Grounds issues.
