Welcome to The Hills Village Master Association

The Hills Village was developed as a planned unit development with the intent to divide the Hills Village into sections known as Neighborhood Associations. The Hills Village Master Association, Inc., upon receiving ownership from the developer of all the common property located solely within the legal boundaries of each neighborhood association, immediately transferred ownership to each such neighborhood association. The transfer delegates and subordinates any and all rights and duties of the Hills Village Master Association, Inc. relating to the ownership, control, management and assessments of all the land and improvements which are solely within the legal boundaries of each such neighborhood association. Each neighborhood association, when created, had filed and recorded a Neighborhood Declaration, which includes and refers to the Master Declaration. Nothing, however, shall be construed to prohibit The Hills Village Master Association from controlling, managing or making an assessment against any lot, townhouse or unit on a pro-rata basis as to each neighborhood association for the maintenance of the common property within the Hills Village.  The Hills Village Master Association and the Neighborhood Associations are all filed and recorded as not for profit corporations of the State of New Jersey. 

The nine neighborhood associations within the Hills Village are as follows: CRESTMONT, EDGEWOOD, FIELDSTONE, KNOLLCREST, MAYFIELD, PINEVALE, STONE RUN, STONE RUN II and VILLAGE GREEN.

The Hills Village consists of 1,421 units on approximately 138 acres of land. The Hills Village Master Association and eight of its nine neighborhood associations are located on Hills Drive with Pinevale being located on Washington Valley Road.  The residential units in the Hills Village consist of fee simple and condominium forms of ownership including condominium units, which have been set aside for the exclusive sale and resale to low and moderate income purchasers commonly known as Mount Laurel housing.
